How Katy buys

Katy runs on master-planned communities — Cinco Ranch, Cross Creek Ranch, Firethorne, Elyson and dozens more — and on the school district that draws families from across the Houston metro. Katy ISD's reputation is the single largest force in this market, and it drives demand hard enough that district boundaries, not city limits, often determine what a house is worth.

The financing wrinkle here is unusually important: Katy is among the most MUD-heavy markets in Texas. Almost every master-planned community sits inside a municipal utility district that levies its own tax to repay the water, sewer, and drainage infrastructure that made the neighborhood possible. Those rates vary substantially between districts, and they flow straight into your escrow. Two identical homes at the same price, a mile apart, can differ by hundreds of dollars a month purely on district rate.

Employment leans heavily on the Energy Corridor along I-10 — oil and gas majors, engineering firms, and the consultants and contractors who orbit them. That means a lot of bonus income, some equity compensation, and a meaningful share of self-employed professionals whose tax returns understate what they actually earn. Almost every Katy community sits in a municipal utility district with its own tax rate, and those rates differ meaningfully district to district. A newer district that recently issued bonds often carries a higher rate than an older one that has paid its infrastructure down. Compare total tax rates, not list prices — this is the single biggest payment swing in Katy.

Reservoir flood pools are a real question

Some neighborhoods on Katy's east side sit within or near the Barker Reservoir flood pool. Hurricane Harvey made this unmistakable when reservoir management flooded homes that were not in conventional flood zones. Ask directly whether a property is in a reservoir pool — it is a distinct question from the standard flood zone determination, and it belongs at the front of your diligence.

Separate from the reservoir issue, every mortgage includes a flood zone determination, and a property in a designated special flood hazard area requires flood insurance. In this metro that cost is material enough to change what you can afford, so establish it early rather than late.

The city on your mail doesn't tell you which tax jurisdiction you're in.

I work in the Energy Corridor and get most of my income as bonus. Can I qualify?

Usually yes, with the right documentation. Bonus and incentive income can count toward qualifying when the history supports it, and equity compensation can too. If you're a consultant or contractor whose returns are write-off-heavy, a bank statement loan qualifies you on 12 to 24 months of actual deposits instead.
